Plumbing Inspections in Phoenix, AZ

Plumber-led inspections for Phoenix home buyers and owners, covering valves, pressure, water heaters, drains and pipe materials, with free estimates.

A plumbing inspection gives you a plumber's read on a house before a leak, a failed valve or a backed-up drain forces the issue. At Desert Peak Plumbing we inspect homes across Phoenix for buyers who are about to close and for owners who want to know what they are living with. We open cabinets, run fixtures, test valves and study every pipe we can reach. Then we tell you plainly what we found.

What Our Plumbing Inspection Covers in a Phoenix Home

We work through the house in the same order every time so nothing gets skipped. Miguel picked up that habit during ten years under a master plumber in south Phoenix, before he started Desert Peak with one truck in 2009, and we still follow it on every visit.

  • The main shut-off valve, opened and closed to confirm it stops the flow
  • Static water pressure measured at an outdoor hose bib, plus the pressure regulator and expansion tank if the home has them
  • Every supply line and angle stop under sinks and behind toilets
  • The water heater, including its age, venting, relief valve and any rust or scale at the fittings
  • Sinks, tubs, showers and toilets, run to check drain speed, running water, loose bases and seepage
  • Pipe materials, with galvanized steel and polybutylene flagged for replacement planning

For homes where the sewer lateral is old or its material is unknown, we can add a sewer camera inspection to the same appointment. The camera shows roots, offsets and sags in the buried line that a walk-through cannot see.

Phoenix Plumbing Problems a Home Inspection Catches Early

Hard water and mineral scale

Valley water carries a heavy load of calcium and magnesium. It leaves white crust on aerators and showerheads, and it settles as sediment in the bottom of tank water heaters. Over time that sediment makes a heater rumble, slows its recovery and shortens its life. Scale also stiffens the cartridges in faucets and shower valves, so handles get hard to turn. During an inspection we note how much buildup is present and whether the heater has been flushed.

Summer heat and exposed pipe

Hose bibs, irrigation connections and any pipe run along an exterior wall take months of direct sun. Plastic parts turn brittle, washers dry out and relief discharge lines crack. We check these spots on the outside of the house because they tend to fail quietly.

Slab foundations and older pipe

Many homes in Phoenix, Tempe, Mesa, Chandler and Scottsdale sit on concrete slabs, and in a lot of them the supply pipe runs under the floor. We cannot see that pipe, so we look for the clues it leaves: a meter that moves with every fixture off, a warm patch of tile, or a damp baseboard. Homes built in the 1980s and early 1990s get a closer look for polybutylene, the gray plastic pipe that many buyers ask about.

Pre-Purchase Plumbing Inspections for Phoenix Home Buyers

A general home inspector covers the roof, electrical, cooling and plumbing in one visit, so the plumbing gets a fraction of the time. A plumber reads the same house with different questions. How old is the water heater, and is its relief line routed correctly? Was the bathroom remodel plumbed by someone who knew the code? Is the sewer line clay, cast iron or plastic, and what shape is it in?

Having those answers before closing lets you ask the seller for repairs or a credit, or walk away with clear reasons.

Inspection typeWhat it looks atBest for
General home inspectionVisible plumbing as one part of the whole houseA broad first look at a home under contract
Plumbing inspectionSupply lines, drains, valves, water heater, fixtures and pipe materials in detailBuyers and owners who want a plumber to assess the system
Sewer camera inspectionThe inside of the buried sewer line running from the house toward the streetOlder homes, lots with mature trees, or any home with slow drains

If the camera turns up roots or a broken section, we explain whether drain cleaning will handle it or the pipe needs sewer line repair. Either way, you get a flat-rate quote before any work starts.

Signs Your Phoenix Home Is Due for a Plumbing Inspection

You do not need a home sale to book one. These are the warning signs homeowners mention to us most often:

  • A water bill that climbs without any change in household use
  • A water heater that pops, rumbles or runs out of hot water early
  • Low pressure at several fixtures, or pipes that bang when a valve closes
  • Damp cabinet floors, stained drywall or a musty smell near a wet wall
  • Drains that gurgle or back up in more than one room
  • A home you have owned for years without a single plumbing check

Catching one problem early, such as a shut-off that will not close or a supply line starting to bulge, is far easier to deal with than the water damage it would cause.

Some problems start before the water reaches your fixtures. If you notice low pressure throughout the house, a wet patch in the yard, or a water bill that keeps climbing, the main line may be the cause. Phoenix soil shifts and older pipes corrode over time. Our Water Line Repair & Replacement page explains how we find the leak and what your options are.
