Most leaks in a Phoenix house never show up as a puddle. Water escapes from a copper line under the slab, a fitting behind the shower wall, or a drip line in the yard. Often the first clue is a bill that keeps climbing. Our leak detection and repair service finds the exact source first and then fixes that spot, so you are not paying for holes cut on a hunch.
Signs of a Hidden Water Leak in Your Phoenix Home
Hidden leaks give themselves away in small ways. Watch for these:
- A water bill that rises month after month while your habits stay the same.
- The hiss or trickle of water when every tap, toilet and appliance is off.
- A warm patch on tile or concrete, which often points to a hot water line under the floor.
- Bubbling paint, soft drywall, or brown rings on a ceiling below a bathroom.
- A musty odor in a closet or cabinet that never fully dries out.
- Soggy soil, an oddly green patch of yard, or new cracks near the foundation outside.
Water travels along pipes and framing before it shows, so the stain you see may sit some distance from the actual break.
How Our Leak Detection Finds the Source Before We Open Anything
We start by isolating parts of your plumbing and pressure testing them. If a section holds pressure, it is sound. If the pressure drops, we know which line is losing water and can narrow the search. Then we use listening equipment and thermal imaging to mark the spot on the wall or floor.
| Method | What it tells us | Where it helps most |
|---|---|---|
| Pressure test | Whether a line is losing water, and which one | Confirming a leak and separating hot lines from cold |
| Acoustic listening | The sound of water escaping under pressure | Lines under slabs, tile and concrete |
| Thermal imaging | Temperature differences across a surface | Hot water leaks in floors and walls |
| Meter monitoring | Flow through the meter with fixtures off | Ruling the house in or out before deeper testing |
Sometimes the trouble turns out to be a drain or sewer line instead of a pressurized supply pipe. In that case a sewer camera inspection lets us see inside the line before deciding on a fix.
Why Phoenix Hard Water and Slab Foundations Lead to Leaks
Phoenix-area water carries a heavy load of dissolved minerals, and that scale builds up inside pipes, valves and water heaters over the years. Many older homes have copper supply lines, and hard water working on copper for decades can wear pinholes through the pipe wall. Most houses here sit on concrete slabs, so supply lines often run under the floor where you never see them. Summer heat dries and shrinks the soil, and monsoon storms soak it again, which shifts the ground around buried pipe. Hot water lines also expand and contract every day, rubbing against concrete and gravel. Add irrigation lines under lawns and desert landscaping, and a typical home has plenty of buried pipe that can fail without warning.
Miguel started Desert Peak with one truck in 2009, after a decade learning the trade under a master plumber in south Phoenix. We have been tracing leaks in local homes ever since.
Leak Repair Options Once the Leak Is Located
After we find the leak, we show you what we found and give you a flat-rate quote before any work starts. The right repair depends on where the pipe runs, what it is made of, and the condition of the rest of the system.
- A spot repair that cuts out the failed section and joins in new pipe, for a single leak in an otherwise healthy line.
- A reroute that abandons the leaking line and runs a new one through the attic or walls, leaving the slab untouched.
- A partial or full repipe when leaks keep appearing in aging copper or galvanized pipe.
- Replacement of a failing part, such as a toilet flapper, a braided supply hose, or a water heater valve.
We talk through cost, disruption to floors and cabinets, and how long each fix should hold up. You choose the option. If testing points to a broken drain or sewer pipe, our sewer line repair work covers that side of the system.
What to Do First When You Suspect a Water Leak
- Find your main shutoff, which is often in the garage, on an outside wall, or near the meter box at the curb.
- Turn off every faucet, appliance and irrigation controller in the house.
- Lift the meter box lid and check whether the small flow indicator is spinning.
- Put a few drops of food coloring in each toilet tank and look at the bowl after about fifteen minutes without flushing.
- Close the main valve if you see active water, and move rugs, boxes and furniture away from wet areas.
A moving indicator with every fixture off means water is leaving the system somewhere. Colored water in a toilet bowl usually means a worn flapper. For active leaking that cannot wait, we offer 24/7 emergency service.
Some problems start outside the house. Low pressure, wet spots in the yard, or a water bill that keeps climbing can point to a leak in the main line. Phoenix heat and hard soil put real stress on older pipes. If that sounds like your home, our Water Line Repair & Replacement page explains how we find the leak and what fixing it involves.
